An off-plan payment plan divides the purchase price across stages before and, in some cases, after a property is completed. The exact schedule is set by the developer and the sale agreement, so buyers should review the contract rather than relying only on a launch advertisement.
Booking and reservation deposits
The process usually begins with a booking or reservation payment that holds a selected unit while the buyer completes identification, compliance, and contract requirements. Buyers should confirm whether the payment is refundable, the deadline for signing the sale agreement, and what happens if finance or another condition is not met.
Construction-linked instalments
Many plans call for instalments during construction. Payments may follow calendar dates, verified construction milestones, or a combination of both. Ask for the complete schedule, the notice process for each instalment, the account into which funds must be paid, and the remedies or charges that apply if a payment is late.
Handover payments
A further payment is commonly due when the property is ready for handover. Before paying and accepting the unit, buyers should understand the inspection process, how defects are recorded and corrected, which completion documents are available, and what registration, service-charge, or administration amounts are due.
Post-handover plans
Some developers extend part of the schedule beyond handover. This can spread the buyer's cash requirement, but it does not remove the obligation to pay on time. Confirm when possession and title transfer occur, whether the property can be leased or resold while instalments remain, and whether any finance or assignment restrictions apply.
Questions to ask the developer
Request the full sale agreement and ask which payments are refundable, what triggers each instalment, how construction progress is verified, and what protection applies if completion is delayed. Confirm the expected handover window, final specification, service-charge basis, assignment rules, default provisions, and any fees not shown in the headline plan.
Buyers should also verify the project and payment instructions through official channels and obtain independent legal or financial advice where needed. The best payment plan is not simply the longest one; it is the one whose timing, contract terms, and property fit your circumstances.
