    Al Raha Beach sits farther east, between central Abu Dhabi and Yas Island. It is better positioned for regular journeys towards Yas, Khalifa City, Masdar City and Zayed International Airport, while central Abu Dhabi remains accessible by road.     Al Raha Beach remains within the standard Abu Dhabi DARI and ADREC framework, with ordinary residential tenancies registered through Tawtheeq. Currently, as of 2026, ADREC's permitted annual rent increase for Tawtheeq tenancies is 0% following the measure introduced on 3 June 2026 until further notice; confirm the current position with ADREC.
